Green Lotus Group: Uncovering Consumer Commission Orders And FIRs

Green Lotus Group

Quick Summary

Green Lotus group is a Zirakpur real estate brand linked to Maya Builders and Maya Estate, with projects named Utsav and Saksham. Online, you will find a consumer commission order, police cases reported in the news, social media allegations and a disputed land claim. This article separates a documented order, a reported complaint and a proven fraud, so you can see what is on record before you pay. The records reviewed here include no final fraud finding.

Search for a flat in Zirakpur and the Green Lotus group name shows up beside two very different kinds of results.

One side has glossy approval news and occupancy certificates. The other has angry homebuyer posts and videos asking uncomfortable questions.

Both sides exist online, and plenty of people land here wondering which one to believe.

So let us go through what is actually on record, what is only alleged, and what nobody has proven yet.

What Is the Green Lotus Group in Zirakpur?

Green Lotus group is a real estate brand in Zirakpur, Punjab, associated with Maya Estate and Maya Builders.

Its projects include Green Lotus Utsav, Green Lotus Saksham (residential) and Green Lotus Saksham Commercial.

Online posts also mention Green Lotus Apartments and Green Lotus Avenue.

Here is the catch. Each project can have its own promoter, its own approvals and its own buyers.

A complaint about one project does not automatically describe every other project that carries the same brand name.

Read every claim with one question: which project and which company does it name?

Is Green Lotus Group Real or a Scam?

This is the question most visitors type, and a single word answer would mislead you.

The group exists and has delivered approvals, but disputes have also been reported, so the honest answer needs three separate labels.

The table below keeps those labels apart.

What you read What it means Example in this article
Documented A court, commission or government record exists Consumer commission order, occupancy certificate report
Alleged One person or group says it happened Social media posts, videos, a reported police complaint
Proven A court has found it to be true after a full hearing No final fraud finding in the records reviewed

A dispute alone does not make a scam.

A complaint alone does not make a conviction. And a smooth approval does not erase a buyer’s genuine grievance.

What matters for you is the paper trail behind your own flat.

Green Lotus Group Complaints and Cases Reported

This section walks through each public item one by one, with its source and its current status.

Every item is a report or a record, not our finding.

1. Consumer Commission Finds Deficiency in Service (October 2025)

This is the only item here that comes from an actual order.

The District Consumer Disputes Redressal Commission, SAS Nagar (Mohali), decided Consumer Complaint No. 468 of 2024 on 8 October 2025.

Two flat owners in Green Lotus Saksham complained against Maya Builders and its officials.

They alleged that developer staff used their flat as an office without consent.

They also alleged damaged tiles, incomplete finishing, and encroachment on their parking and on access to a common pathway.

The commission found deficiency in service and partly allowed the complaint.

It ordered the developer to:

  • complete the pending work within two months of the certified copy,
  • remove the encroachment from the two parking spaces and keep access free, and
  • pay ₹25,000 for mental agony, harassment and litigation expenses.

The order records that the opposite parties did not file a written statement in time.

It is a finding of deficiency in service, and it is not a fraud ruling.

2. Police Case Over a Flat at Green Lotus Avenue

The Tribune carried a short news item headed “Developer booked on fraud charge” from Zirakpur.

It reports that police booked the owner of a developer firm and another person on a complaint by two VIP Road residents.

The complaint alleges the buyers paid money and never received possession of a flat at Green Lotus Avenue in Singhpura.

The charges mentioned are fraud and criminal intimidation, under IPC sections 406, 420, 506 and 120B.

The clipping carries the dateline “Mohali, May 3” and does not show the year in the copy we reviewed.

We could not verify the later police or court outcome. An FIR is an allegation under investigation, not a finding.

3. A Homebuyer Alleges Cheating After Full Payment on Social Media

A buyer posted a video on Facebook in May 2022 with a caption saying the builder cheated them after taking 100% of the flat’s price.

A second post from the same account says an FIR was registered over an alleged cheating of about ₹60 lakh involving a Zirakpur couple.

The video carries a title about a call between the buyer and the builder after the FIR.

The comments below it are mixed, and several mock the person shown.

These posts are one side of a dispute.

They do not show whether the allegation is true, and they do not show what happened in any case afterwards.

Treat them as a complaint made in public, not as proof.

4. Attack on a Green Lotus Saksham Owner and a Case Against Former Partners (April 2024)

Face2News reported on 5 April 2024 that the owner of Green Lotus Saksham was seriously injured in an attack in Chandigarh.

The report says police registered a case at the Sector 34 police station against two people, including a former business partner and a person linked to Green Lotus Utsav.

The injured owner alleged a money dispute and mentioned a complaint he had filed with the Vigilance Department.

Those are his allegations, as reported.

We could not verify the final police or court outcome. The report points to financial tension between business partners.

It does not show wrongdoing by every company or person linked to the brand.

Green Lotus Utsav PACL Allegation: What Is Claimed and What Records Show

This is the most sensitive claim online, so it needs the most care.

Below, you will see who says what, and what the public records add.

What the Videos Allege

A YouTube video from The Summer News, titled “Green Lotus Utsav | 100 crore Zirakpur land grab case”, questions the land ownership history of the project.

A complainant in the video alleges a link to the PACL (Pearls Group) land matter.

The video also raises doubts about whether land partition rules were followed, and whether old liabilities or mortgages could affect buyers.

A company representative in the same video disputes the claims and invites the journalist to examine the company’s documents.

A separate Facebook video, posted by a local page, carries a caption calling the project illegal and linked to the PACL land scam.

Its comments are mixed, and none of them is proof.

These are allegations. We could not verify them independently.

What the Public Records Show

Government environmental clearance records identify Maya Estate as the developer of Green Lotus Utsav at Village Chhat, Zirakpur.

The Tribune reported on 30 July 2025 that Green Lotus Utsav received its occupancy certificate from the Punjab government, which allows the developer to formally hand over possession to residents.

Those records show approvals.

They do not settle land title, and they do not say whether any parcel has a PACL connection.

What the Company Side Says

A January 2026 article on GharDirectory, which presents itself as a clarification of the rumours, says Green Lotus Utsav is not a PACL asset and is not under any legal prohibition.

It calls the project RERA registered, IGBC Platinum certified and in possession of an occupancy certificate.

That article is a promotional clarification. It is not an independent court finding, so read it as the company’s position.

Have you paid for a flat and now cannot reach the builder or get a straight answer?

If the money moved through an online payment, you can start with a cyber crime complaint so the payment trail is on record. When you want a second pair of eyes on your documents, Register with us and tell us what happened.

How To Check a Green Lotus Group Project Before You Pay?

Whatever you believe about the online claims, your safest move is to verify the project you are buying into. These checks apply to any builder, and they take a few days at most.

  1. Match the RERA registration. Take the registration number from the brochure or agreement and look it up on the Punjab RERA website. Check that the promoter name and project name match.
  2. Ask for the title papers. Request the land records and the chain of ownership, and have an independent property lawyer read them.
  3. Check approvals. Ask for the sanctioned plan and, for a ready project, the occupancy certificate.
  4. Look for mortgages and cases. An encumbrance certificate and a search for pending litigation tell you whether the land carries any burden.
  5. Pay only as the agreement says. Pay by cheque or bank transfer to the account named in your agreement, never to a personal account, and keep every receipt.
  6. Verify the caller. Sales agents often call after you enquire online, and checking if a phone number is a scam shows a quick way to test who is really on the line.

Skip a step, and you rely on someone else’s word for what is likely the biggest purchase of your life.

What To Do If You Have a Dispute With a Builder?

If a flat is delayed, unfinished or paid for without possession, the route depends on the problem.

This section lists the forums people use, from the mildest to the most serious.

Start with a written complaint to the builder and keep proof of delivery.

If that fails, you can approach the real estate regulatory authority of the state, or the consumer commission, which is the forum that decided the Saksham case above.

Additionally, if you believe a builder took money with an intent to cheat, you can also go to the police.

If your payment went through a bank app or UPI, these steps keep your complaint strong:

  1. Save every payment proof. Keep bank statements, receipts, booking forms and chats with the builder or the sales agent.
  2. Report the transaction. If you paid by UPI, how to report UPI frauds shows how to flag it with your bank quickly.
  3. File online. Once the proof is ready, a cyber crime complaint puts the payment trail on record with the police portal.
  4. Follow up with the right forum. Take the delay or possession issue to the state real estate authority or the consumer commission.

Conclusion

The Green Lotus group has a documented consumer commission order, an occupancy certificate report, reported police cases whose outcomes we could not verify, and a disputed PACL claim.

None of that, on its own, proves a scam, and none of it should be ignored.

The safest buyer is the one who checks the paper trail before paying, and who keeps every receipt.
